Attached dwellings — townhouses, duplexes and terraces — are a much larger share of Springwood's housing than they are across Queensland, and shared driveways, narrow side access and compact courtyards are common here. The current published delivery terms say most orders arrive on a pallet, go to the nearest accessible location which may be the kerbside nearest the property, and cannot be carried into the property by staff or the carrier.

Someone has to be home to sign for it, and then that same person has to shift the load off a shared driveway by hand before the neighbours need it back.

Collection at 3362 Pacific Highway inside staffed hours puts the load on your vehicle and your timetable instead. Before you plan the trips, call and ask how the product you want is packed and what you will need to carry it.

Springwood trades Monday to Thursday 8am-4pm, Friday 7am-12pm and Saturday 9am-2pm, closes Sunday, and has no after-hours self check-in. The Baringa showroom is the opposite arrangement: self-check-in viewing 7am-9pm daily, but pickup is not available there.

The Friday noon close is the trap. A tradesperson wrapping up a Friday morning job, or an owner heading over after work on a weekday, finds the counter shut; and a generic invitation to visit the showroom can send a Logan buyer to a Sunshine Coast site that cannot load anything into a ute.

A wastage allowance is standard practice for tiling and paving, but the current published terms treat collected goods more strictly than delivered ones: over-ordered stone that was collected is not accepted back, while overages on delivered goods are accepted within 14 days. Springwood is where that distinction actually bites, because 3362 Pacific Highway is the one Stone and Rock site that offers customer pickup at all, while the Baringa showroom on the Sunshine Coast does not.

Refunds on collections are only at the company's discretion, in exceptional circumstances and within seven days of receipt, and where a return is agreed a 20% restocking fee plus any additional shipping costs applies. Seven days is not long against this counter's trading window: Monday to Thursday 8am-4pm, Friday only until 12pm, Saturday 9am-2pm, closed Sunday and no after-hours access, so a Sunday realisation cannot be acted on before Monday morning at the earliest. On a small courtyard, an over-order can be a meaningful share of the job.

Settle the quantity before anything is loaded rather than after. Bring the setout, work out the square metres and the wastage allowance first, and treat the number you arrive with as the number you leave with; then re-read the current delivery and returns terms on the day you buy, because published terms change.

In Logan City, constructing and maintaining the section of driveway from the property boundary to the edge of the road is the property owner's responsibility, and where there is kerb and channel outside the property a crossover can only be built without an application if it satisfies every item on Council's fourteen-point self-assessment. There is a second question here that does not arise in every Logan suburb: Council's instruction for a property fronting a state-controlled road is to apply to Transport and Main Roads rather than to Council, and the Pacific Motorway runs straight through Springwood, which was laid out around that corridor in the first place.

That self-assessment sets hard clearances that decide where the paving can legally sit before the first cut: 600mm clear of the nearest stormwater pit, 800mm clear of any power or light pole, at least 6m from the tangent point of an intersection, nothing over a Council easement, and not within 10m of the approach side of a bus stop. Those are fixed distances rather than proportions of a frontage, so on a narrow or awkward front boundary they can rule out the position that looked obvious on the plan, and a property needs more than 30 metres of frontage before it is eligible for a second driveway at all. Because that nature-strip section is the owner's to build and maintain, the cost of getting it wrong is the owner's as well.

Check Council's driveways page and settle the approval question before you commit to a width, not after the pavers are cut. The application itself carries no inspection fee, so the only real cost of asking is time. Work out which authority the frontage answers to before you lodge anything, because a state-controlled road frontage goes to Transport and Main Roads instead. If the driveway is shared, settle who has to agree to the work on the same timetable, before the stone is ordered.

Stone sheds what turf used to soak up, and raising a level for a step or a patio changes where the runoff goes. That is a different kind of decision in a suburb of established owner-occupiers: the 2021 Census puts Springwood's median age at 40, with an average of 2.6 people living in dwellings that average 3.3 bedrooms. These are households improving a house they intend to keep, which makes them the people still standing there in five years if the new levels push water somewhere it did not use to go.

Logan City Council publishes a Logan Flood Portal and a Property Flood Report you can pull for a specific address, and its flood mapping and flood policy are being revised through 2026 after an independent review and around 4,000 submissions on the draft Logan Plan.

Pull the Property Flood Report for the address and settle your levels, falls and drainage before you order, not after the stone is on site. That call sits with you and whoever is building the job. Nothing here tells you that any particular Springwood street, catchment or property is flood-affected or flood-free, and the mapping is mid-revision, so check the address yourself.

The climate here is summer-dominant and humid. At Archerfield Airport, the nearest long-record Bureau of Meteorology station to Springwood, mean annual rainfall is 1,061.1mm with 549.7mm of it falling December to March, February averaging 156.3mm across close to ten rain days, and 9am relative humidity running 66-70% through those months.

Outdoor surfaces stay wet and warm long enough for moss and black spotting to take hold on shaded paving, and a honed or polished stone in a February downpour behaves nothing like the dry sample you held indoors.

Slip resistance is tested to AS 4586 and reported as a P classification, and the wet-condition classes the Australian Building Codes Board sets for stair treads and ramps run to P4 and P5. Those figures belong to stairs and ramps, not to flat courtyard paving, so use them as the benchmark to ask about: request the P classification for the actual product, and choose a tumbled, brushed, sandblasted or split finish for anything walked on outside. The display walls at 3362 Pacific Highway are where two finishes can be compared with a hand and a foot rather than from a photograph, and it is also the one site of the two where the stone can leave with you the same day.

Aqua Mix Enrich'N'Seal, one of the Aqua Mix sealers listed among Stone and Rock's own products, is a penetrating sealer for unsealed natural stone including travertine, limestone, marble, slate and quartzite, rated for interior and exterior use. The manufacturer's data says it takes surface traffic after a minimum of about two hours, must be kept dry for a minimum of 12 hours, and reaches full cure in a minimum of 48 hours.

February averages 156.3mm of rain across nearly ten rain days at the nearest long-record station, so sealing on a humid afternoon and losing the job to an evening storm is an ordinary sequence, not bad luck. The manufacturer's own caveat is that exterior applications may need re-application more often than the headline durability figure suggests.

Pick a settled dry window, and the drier May to September stretch is the easier one to find; allow the full cure rather than the traffic time; and settle the sealer question at the same time as the stone rather than a fortnight later. Aqua Mix products are listed in Stone and Rock's own range, so ask whether the sealer can go on the same order, or the same collection, before you plan the trip. A second run is worth avoiding here in particular: Springwood is the only one of the two sites where anything can be collected at all, and its week ends at noon on Friday, with no after-hours access on any day.
