Stockland is the developer delivering it as Aura. From the footpath outside the showroom, those figures are not abstractions; they are streets in every stage of finish — slabs poured, frames up, render drying, families moved in beside a yard still waiting for its first stone.
The census record shows how new it all is. Of the four suburbs, only Baringa and Nirimba were established enough to be properly counted in 2021: across the two, median ages sit at 29 and 27, separate houses make up 83.0 and 90.3 per cent of dwellings, and Baringa's median home has 3.5 bedrooms. The younger suburbs barely existed on paper — Nirimba, Banya and Gagalba only became localities in June 2019, and Banya's first residents are reported to have moved in from August 2022. Read together at community level, that is a population of young households in brand-new detached homes: buyers who have never sealed a travertine paver, never matched stone against fresh render, and are finishing an alfresco, a feature wall or a pool surround for the first time.

No — Aura is the name of the master-planned community being built on the Caloundra South Priority Development Area; the Queensland planning system calls it the "Caloundra South PDA (Aura)." The official suburbs inside it are Baringa, Nirimba, Banya and Gagalba, so orders and deliveries use your gazetted suburb name, not "Aura."
Is the Stone & Rock showroom actually inside Aura?⌄
Geographically, yes: the showroom is in Baringa, inside the Aura community, because Baringa is one of the suburbs built on the Caloundra South PDA. Its street address is 2/7 Matheson St, Baringa QLD 4551 — Baringa is the official suburb, so "Aura" never appears in the address.
Can I pick up stone from the Baringa showroom?⌄
No. Baringa is a display showroom only — pickup is not available there.
